Resale prices of non-landed private homes shed 0.8 per cent in December 2015 over the previous month, based on SRX Property's flash estimates released on Tuesday.

This contrasts with a 0.6 per cent month-on-month gain in November.

For the whole of last year, the index slipped 2.1 per cent; this pace of decline was about half the 4 per cent slide seen in 2014.

Resale deals there have slowed to a trickle as most buyers eyeing the area wait with bated breath for the upcoming launch of a new condominium project in Kim Tian Road.

City fringe rental yields have softened but landlords in areas like Balestier, Thomson and Outram are still reaping good returns.
These areas are home to many shoebox apartments, which are popular with tenants looking for a more affordable place to live in.

This has resulted in rental yields of around 5 per cent, while overall yields for city fringe homes dipped to 3.6 per cent in the fourth quarter of last year - down from 3.8 per cent at the start of that year.

Average resale prices for suburban condominiums exceeded $1,000 psf last month, the first time they have passed what for many buyers is a daunting level.

Prices rose 5.1 per cent to a record $1,046 psf in February compared with January, said the Singapore Real Estate Exchange (SRX) yesterday.

Private property rents may go up slightly in some segments as a result of the cap on the number of foreign tenants in each Housing Board block, analysts said yesterday.

Suburban condominiums and older private apartments in the city fringe and suburbs may see rents rise by 5 per cent to 8 per cent.

It was a day of contrasts for two 99-year-leasehold private condo releases yesterday. They both had a similar sort of average pricing - in the $1,400-$1,500 per square foot (psf) band - but one is in a city-fringe location, next to Potong Pasir MRT Station, while the other is in the suburbs, in Clementi. As expected, the project closer to town drew more buyers.

Tuan Sing, which decided to begin sales at its 332-unit Sennett Residence project yesterday evening - instead of on Saturday as earlier planned - had already sold 175 units by 10.30pm yesterday. Tuan Sing's CFO Chong Chou Yuen said the group had collected nearly 500 cheques and seeing there was "more than enough demand", decided to bring forward the launch date.

City-fringe homes tend to be overshadowed by those in prime and mass-market areas but property experts call the segment a "quiet achiever".

The segment - also known as the Rest of Central Region (RCR) - outperformed homes in the city and suburbs with the highest gains for new and resale units since the trough in the second quarter of 2009.
