A number of property developers seem to have fallen off the radar, with hardly any land bids or new projects in recent years.

Some are longstanding market players but rising land prices and market cycles have led to fewer land acquisitions and projects. Other developers were dragged under by the financial crisis.

Malaysian tycoon Quek Leng Chan has trumped his Singapore cousin, Kwek Leng Beng, at a state tender for a 99-year private housing site in Sims Drive.

His Singapore-listed GuocoLand bid $530.89 million or $687.88 per square foot of potential gross floor area for the nearly 2.4-hectare site fronting Sims Drive, Aljunied Road and Pan Island Expressway (PIE).

Five plots of land were released yesterday through the Industrial Government Land Sales Programme.

Four of the sites are being offered through the confirmed list. Tenders close on Dec 12 for three sites in Tuas South area (Plots 20, 22 and 24) while the tender for a plot in Gambas Crescent (Parcel 3) closes on Dec 10.

A consortium comprising Hoi Hup Realty, Sunway Developments and SC Wong Holdings has narrowly emerged as the top bidder of a plum, 99-year leasehold residential site at Mount Sophia. It drew as many as nine bidders, on the higher end of consultants' expectations.

The trio's bid of $442.3 million - or $1,156.53 per square foot per plot ratio (psf ppr) - was just 0.06 per cent higher than that put in by a unit of China-based developer Fantasia Holdings Group and private equity firm F&H Fund Management. They offered $442 million, or $1,155.80 psf ppr.

Far East Organization is today launching 30 units of its 104-unit luxury condominium project, Ferra, for sale.

Prices for the 22-storey development at 1 Leonie Hill start from $2.3 million for a 732 sq ft unit, or $3,160 psf.

Unit sizes will range from 732 to 893 sq ft. There will be two additional 2,013 sq ft penthouses, but these have not yet been launched for sale.

A spate of new developments in Tanah Merah has turned the area into a popular hunting ground for buyers. There have been three new projects in the past years, with developers focusing on the site surrounding the MRT station.

Tanah Merah's housing stock received a major boost in 2009 when Casa Merah, a 556-unit condominium jointly developed by NTUC Choice Homes and Wing Tai Holdings, was completed.
